Q: When are monthly association dues due and what payment methods are open to me?
A: Payment is due the 1st of the month and considered delinquent 10 days after the due date. The following payment options are available:

Q: What is included in my dues?
A: A large portion of our dues, 82% in fact, goes to pay water, sewer, trash, maintenance, lawn care, snow removal, lighting and insurance. 18% is what is left to move forward with projects and funding long term replacement reserves.

Q: Can I install a satellite dish?
A: Yes. A satellite dish can be installed in conjunction with FCC regulations, or by requesting permission from CAM.
Q: When is the pool open for use and what are the hours?
A: The pool typically opens in mid to late May and closes shortly after Labor Day. Currently, the pool hours are 9 AM to 9 PM. *This is subject to change due to inclement weather or health conditions.
Q: How do I obtain access to the pool?
A: Contact Community Association Management for a pool pass. After signing acknowledgement of pool rules, CAM will supply a pool pass that identifies your unit. Please note that Pool passes are for residents only, friends or family MUST accompany the resident and are not allowed without the resident. Pool passes must be displayed while at the pool. There will be a $10 Pool pass replacement fee if lost.
Q: How do I reserve the shelter for a party?
A: The shelter is free for members of the association. Use is by first come first served. However, if you will be hosting an event and need the shelter house, please let CAM or one of the Board Members know so that a sign can be posted for the reservation. Groups who do not clean up after themselves may be charged a cleaning fee.
Q: What days is the trash picked up and is there recycling?
Edgewater 1 dumpster is located on the North side of the tennis courts (please do not use Edgewater 2’s dumpster).
Trash Pick up are Mondays and Fridays, except on holidays, of which trash pickup will be delayed by one day. Since we only have trash pickup twice a week, please break down your boxes so trash does not overflow.
The carports are very close to the dumpster, and thus very close to people’s cars. Please be mindful and do not pile trash outside the dumpster or lean anything against the carports that could possibly fall towards cars.
If you have large items you are throwing away, please call T-MAC at (573) 814-2844 and ask for a “special pick up” or call CAM and they will set it up for you. That way the collectors are aware before they get here. Otherwise, they may not have room to take it and it will be left to set. Please keep our dues down by paying for your own special pick up, nominally $10-25.
Q: Are pets allowed?
A: Yes. Pets are limited to 1 dog and/or cat per unit. Pets must be leashed and owners must clean up after their pets. **Please note that a $25 fine per occurrence fine will be assessed for owners that do not pick up after their dogs. Owner’s with renters, the fine will be assessed to you for payment. Please see the rules and regulations for more information.
Q: I lost my key to my mailbox. How do I obtain a new one?
A: Please contact the local post office. CAM does not have keys to mailboxes.
Q: Can I attend monthly board meetings?
A: Absolutely! This is your neighborhood and your participation is encouraged. Please let the management company know in advance that you plan to attend so we can make sure there will be adequate seating, as space is limited. Please note that some issues such as pending or current legal actions, personnel matters, and punitive actions against members of the association are conducted in executive sessions and closed to the general membership.
Q: What do I do if I believe a violation of the governing documents or rules and regulations is taking place?

Q: What happens if I don't pay my monthly dues?
A: The maintenance and management services incurred by the Association are dependent upon timely receipt of the assessments due from each homeowner. If payments are late, you will incur a $15 per month late fee. The governing documents allow the Association to charge late charges and interest, water shut off, proceed with a lien on your property, take legal action, or initiate foreclosure proceedings for non-payment of assessments. If the Association must spend its time and money to collect your assessment, it will harm the Association and eventually all other owners.
Q: What are the regulations regarding charcoal and gas grills?
A: Per insurance guidelines, charcoal grills, fire pits and smokers must be used at least 25 feet from the condos and town homes, gas grills and smokers must be 10 feet from insured structures. Charcoal grills, gas grills or smokers are never allowed on the balconies. Electric grills or smokers are strongly recommended.
